HOME INSPECTION
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. We use the Standards of Practice created by the TREC (Texas Real Estate Commission), which can be found here. Specifically, a home inspection includes
Foundation & Structure
A key part of any home inspection is the condition of the foundation and structural elements of the house, including the floor, walls, ceiling and foundation. The inspector will check to see if the floors are level, if the ceiling is damaged and if there are any cracks along the floor or foundation.
Grade & Drainage
This part of the inspection may encompass everything from the landscaping to grading. While you may not think the exterior features are that important, they can impact drainage (among other things) and you do not want a home that will flood at the first heavy rain.
Roofing & Flashing Details
While this doesn’t guarantee the roof’s condition, the inspector will check and identify any problems with the roofing material, ventilation, flashing details, as well as recommendations that may require further evaluation.
Interior & Exterior Walls
During the home inspection, the inspector checks the interior and exterior of the home for any structural defects, such as cracks, damage, moisture stains and if the doors and windows open/close properly.
Electrical
During the electrical part of the inspection, the home inspector will look over the main electrical panel breakers and accessible outlet, switch, ceiling fan, and light fixture that you have in the house.
Heating & Cooling Equipment
Your home won’t be comfortable for long if the heating and cooling equipment don’t work. The heating and cooling equipment will be operated under normal operating conditions. A visual inspection will be performed on accessible components. An opinion on the performance will be reported.
Plumbing
Plumbing inspection we check for proper operation of all your sinks, faucets, commodes, bath tubs, showers, and water heaters.
Appliances
Odds are that your home will come with appliances such as a dishwasher or range. The inspector will check these items out such as the oven, microwave, dishwasher, garbage disposal, smoke detectors and garage door opener. (If the refrigerator is staying in the home please let us know so that we can check them.).
